01 / Criteria

Residential

The core of what we buy. Condition is rarely the obstacle; clarity on price, title and timeline is what determines whether a transaction works.

Single-Family

Detached houses in any condition, including properties with deferred maintenance, dated systems or unfinished work.

Fire, water and structural damage, code situations, and properties that will not qualify for conventional financing.

Value-Add

Assets where renovation, repositioning or a rent reset creates the return rather than market appreciation.

02 / Criteria

Land & Development

We evaluate land on what can actually be built and sold, not on asking price per acre. Utilities, access and entitlement status drive the analysis.

Residential Lots

Finished and near-finished lots in established neighborhoods, individually or in small groups.

Other Opportunities

Transactions that do not fit a standard box. These are reviewed individually and move on the strength of the structure as much as the asset.

  • Pricing that only works if every assumption goes right
  • Transactions where the structure cannot be disclosed plainly
