For Property Owners
A Better Path To Selling Your Property
Prime Path Holdings works directly with property owners to create flexible acquisition solutions without the delays and uncertainty that can come with a traditional listing.
Selling Directly
A listing is a marketing process. It works well when a property is financeable, presentable, and you have time. When one of those is missing, it works badly.
Selling directly removes the parts of that process that create the uncertainty: the repairs, the staging, the showings, and the financing contingency that lets a sale collapse weeks after it was agreed.
In exchange, a direct sale generally prices below what a fully renovated, fully marketed property would achieve. We would rather say that plainly than imply otherwise. What you get instead is a defined outcome on a date you choose.
Our purpose here is straightforward: remove the burden of a property you no longer want to hold, and give you a clear path forward.
Seller Situations
Where A Direct Sale Tends To Help
These come up constantly. None of them is a problem, and none of them needs explaining twice.
Inherited Properties
Estate and probate situations, often with multiple decision makers, deferred maintenance and no appetite for a renovation.
Vacant Properties
Carrying costs continue on an empty house. A direct sale ends taxes, insurance and utilities on a date you choose.
Relocation
A defined closing date lets you coordinate a move without a listing running in parallel behind you.
Properties Needing Significant Repairs
Roof, foundation, mechanical or structural work that would need to be completed and paid for before a conventional buyer could finance the purchase.
Foreclosure Situations
Time-constrained circumstances where the practical question is what can be closed, and by when.
Land
Raw acreage, unbuilt lots and parcels held for years without a plan for what to do with them.
Rental Property Owners
Owners stepping back from active management, including portfolios sold as a group rather than one door at a time.
Difficult Tenancies
Occupied properties, non-paying tenants and lease situations that complicate a traditional listing.
Time-Sensitive Sales
Circumstances where certainty of closing matters more than pursuing the last few percent of price.
How Selling Works
Three Steps, No Surprises
Tell Us About The Property
Address, condition and anything affecting the sale: tenants, probate, liens, unfinished work. The more accurate the picture, the more accurate the number.
Review Your Options
We come back with what we can do and how we arrived at it. If a traditional listing would serve you better, we will tell you that instead.
Choose Your Closing Timeline
Close quickly if speed matters, or set a date weeks out to coordinate a move. The date is yours, and it goes in the contract.
Compare Your Options
Direct Sale Versus Traditional Listing
Neither is universally better. They solve for different things, and the right choice depends on what matters most to you.
Direct Sale To Prime Path
Traditional Listing
Repairs
Direct Sale
Sold in current condition. No repairs required of you.
Traditional Listing
Repairs and cosmetic work usually needed before listing, and again after inspection.
Showings
Direct Sale
One walkthrough. No open houses, no scheduled showings.
Traditional Listing
Ongoing showings and open houses through the listing period.
Agent Commissions
Direct Sale
No listing commission, because there is no listing.
Traditional Listing
Commission negotiated with your agent, plus any cooperating broker compensation.
Closing Timeline
Direct Sale
Set by you, from a fast close to a date months out.
Traditional Listing
Determined by market time plus the buyer's financing timeline.
Financing Contingency
Direct Sale
None where we purchase directly, so the sale does not depend on a lender.
Traditional Listing
Most offers are financed and can fall through at appraisal or underwriting.
Closing Costs
Direct Sale
Allocated in the contract and stated before you sign. Some costs are customarily paid by the buyer, and this varies by state.
Traditional Listing
Split per contract and local custom, typically alongside commission.
This comparison describes how these transactions typically differ. It is not a guarantee of terms. Costs, commissions and closing responsibilities vary by state, by contract and by transaction, and are set out in writing before you sign anything.

Common Questions
Questions Sellers Ask
Am I obligated to accept an offer?
No. Requesting an offer places you under no obligation. You can decline, take time to consider it, or pursue a traditional listing instead.
Do I need to make repairs before selling?
No. We purchase in current condition, including properties with deferred maintenance, damage or unfinished work.
How quickly can a sale close?
That depends on title, occupancy and your preference. Some transactions close within a couple of weeks; others are set months out where that suits the seller better. The date is agreed and written into the contract.
What if the property has tenants or is in probate?
Both are common. Occupied properties and estate situations are handled regularly, and we will tell you plainly what each one means for timing.
Do you buy land?
Yes. Residential lots, development sites and infill parcels are all within our criteria, provided there is legal access and a buildable envelope.

Send the property through and we will review it against our criteria. If it is not a fit, we will say so rather than keep you waiting.
